The penalty PDF — both edges

DUCA publishes what most lenders bury: a standalone PDF with the exact prepayment formulas. The fixed-rate version is genuinely fair — your existing rate against the current posted rate for the remaining term, with no original-discount add-back inflating the gap.

But the same PDF contains our research’s sharpest variable-rate gotcha: DUCA’s 3- and 5-year closed variables charge the greater of three months’ interest or an IRD-style differential computed from posted rates at signing. Nearly every other lender’s variable breaks at a flat three months’ interest. If you’re choosing variable for the cheap exit — the classic reason — DUCA’s version doesn’t deliver it; their separately-priced adjustable terms may behave differently, so ask precisely.

The Low Rate Mortgage and membership

DUCA’s Low Rate Mortgage — the insured high-ratio special that regularly tops our scraped table — is the headline product. The label tells you it’s for insured, high-ratio purchases; beyond that DUCA says only that conditions apply, so get every restriction in the commitment letter before counting on it. Prepayment percentages are likewise unpublished — ask.

Membership is simple: Ontario residency and a refundable $1 share. Deposits sit under FSRA’s coverage ($250k non-registered, unlimited registered), and complaints escalate to FSRA — the provincial regime, not OSFI’s.
